Scenario
We were approached to provide costs for a visionary development that was looking to turn a well-known generational bakery into a convenience store with apartments above in the Clevland Road Sunderland area. The contract was valued at Circa 800k and we were asked to assist with aspects of planning and design of the building as well as managing and carrying out the development from start to completion as main contractors.
Task
The bakery was in a very poor derelict state, but the owners wanted to retain as much of the original building structure as possible and foot print as possible, the scope of the development was to introduce an off-street convenience store with storerooms and offices, along with two 2-bedroom apartments with street level access above. The project faced many challenges from the outset including high levels of Asbestos that had to be managed and removed, unsafe structure, lack of or inadequate services, busy corner position that required traffic management, opposition from some local residents to the works, and requiring a full structural roof and front façade rebuild.
Action
All of the issues we encountered had to be carefully and strategically managed, working with the local authority and the local MP we were able to navigate planning issues and provide a comprehensive program of works that allowed for all environmental and local concerns to sensitively progressed to allow structural remodelling works to commence.
Outcome
This 8-month project was a great success, and not only did it showcase our expertise it provided a great community resource and local boost to the economy. The skill and craftsmanship shown by our operatives, and our flexible planning approach allowed for a rejuvenation of a building that should have been demolished. Not only did we fulfil the clients brief but proved that buildings of this age and nature can be of use to future generations using a little vison and more importantly the right contractors.
